Your heating and cooling systems require regular maintenance to keep them running properly. Homeowners should stay on top of monthly maintenance tasks to improve their systems performance and maximize its efficiency. Here is a list what you should inspect, clean, schedule, and set for the month of September:
1. Air Filters
During times of heavy cooling system use, your air filters should be inspected frequently to make sure unwanted dust and dirt haven’t collected or clogged up your system. You may find it necessary to replace air filters sooner than the usual 3-month mark during these times, in which case it’s important to keep a few back up filters handy just in case. 2. Supply and Return Air Vents
Make sure your vents are never blocked. Blocked vents restrict airflow through your HVAC systems which will create performance issues. Move all carpets and rugs, furniture, and other items away from vents.
3. Outdoor A/C Condenser
Use a small rag to gently brush away grass clippings and other debris collected on the unit. Cut back plants or bushes that have grown around the unit.
4. Condensate Drain Lines
Check for clogs. When clogged with mold or algae growth, condensation does not exit your home properly causing water to back up indoors and potentially causing water damage.
5. Annual Tune-Up
With cooling season almost over it is time to start thinking ahead to heating season. September is the perfect time to schedule professional HVAC maintenance for your heating system. Your equipment should be serviced and cleaned at least once a year. Most service contracts cover the cost of a tune up to help your system run efficiently through the heating season. Preventative maintenance of your equipment reduces the likelihood of requiring an emergency service call at 2:00 o’clock in the morning.
6. Programmable Thermostats
Set your thermostat schedules for heating season. Programmable thermostats allow for different schedules each day, and typically accommodate up to four temperature adjustments daily so while you are away from the house, you don’t have to worry about your heat or air conditioning.
